Cape Sound
Project Information:
Cape Sound is a gated condominium community located half a mile from Fernandina Beach. The entire project plan consist of 18 buildings with four condo units per building, an amenities center complete with pool, and a lake with fountains & gazebo all situated on a natural preserve.
The Situation:
The first 11 buildings and clubhouse were completed and with the distressed condo market, construction was halted on the remaining 7 buildings. The remaining buildings are at various stages from dried-in with drywall to just framed & roofed and have been sitting idle for nearly two years; during that time the last two buildings were demolished because they were beyond reasonable repair.
Scope of Work:
We are currently working with the court appointed receiver Meeks, Ross, Selander & Associates, CPAs, LLC to fully complete the exteriors of the 5 buildings, perform a full roofing evaluation, and Engineering & Enviromental reports. We have also evaluated all requirements to complete the inspections with the county, retained the original project Architect & Structural Engineer, and have begun working with the community Property Manager & Sales Team.
